Custom residential construction, Broward County. Work outside the Fort Lauderdale city limits, across municipalities that each interpret the Florida Building Code through their own review process. The same set of drawings can move at very different speeds in two neighbouring cities, which is why permitting strategy is set during pre-construction rather than after design is finished. What every project here has in common is that the difficult decisions were made before anyone broke ground. On a South Florida waterfront lot the sequence that protects an owner is always the same: establish what the site allows, write a contract that reflects it, secure the approvals, then build. Reversing any two of those steps is the most common way a luxury project loses its budget.

Elevation comes first. Finished floor height is set by the flood zone and the base flood elevation for the parcel, and it cascades into everything above it: driveway grade, garage placement, how the entry meets the street, whether a pool deck can sit where the owner imagined. Structure comes next. Most of this portfolio is poured concrete or reinforced block with hurricane-rated glazing, because that is what the code and the insurance market both push toward on exposed coastal parcels. Miami-Dade adds its own product-approval regime on top of the state code, which means window, door and roofing decisions have to be locked earlier than owners typically expect. Then approvals. Every municipality in the tri-county area runs the Florida Building Code through its own review process, and the same drawing set can move at very different speeds two towns apart. Waterfront work adds layers: seawalls, docks and anything touching submerged land bring in authorities beyond the building department. Those reviews are sequential, not parallel, so they belong on the critical path from day one rather than being discovered mid-project.

Finally, documentation. A project is only as controllable as its records. Scope, allowances, change-order language and inspection history are what let an owner test a number instead of accepting it. That is the part of this work that never appears in a photograph, and it is the reason the same firm holds construction, contract and regulatory responsibility on these projects.

How long does a project like these take?

A high-end renovation often runs 6 to 14+ months. A ground-up custom build often runs 14 to 24+ months. The range depends on scope, complexity, approvals and procurement, and coastal or flood review can extend permitting.

What happens before construction starts?

A feasibility review covering zoning, elevation, structural condition and budget, then contract and permitting. Most of a project’s risk is removed here, not on site. See pre-construction planning and permitting.

What do the before, during and after images actually show?

They are the same property at three stages: the existing condition, the structure mid-build with systems exposed, and the completed house. We show the middle stage deliberately, because that is where construction quality is visible and where it is normally hidden from the owner.

Framing, concrete work, waterproofing and rough mechanical are the parts of a build that determine how the house performs for the next thirty years, and they are all buried by the time a project is photographed for a magazine. If you are comparing builders, ask each one for mid-construction photographs of a project the same age as yours.

Can Kass Construction take over a project another builder started?

It depends on what has been built and what has been documented. A partially complete project needs a structural and code assessment plus a full review of permits, inspections and the existing contract before anyone can responsibly price the remainder.

Where the existing contract is still workable, owner’s representation is often the more useful engagement: it puts experienced oversight on the work without restarting the build.

Do you build outside Broward, Palm Beach and Miami-Dade?

Those three counties are where we work. The portfolio includes projects beyond them, but our permitting fluency, subcontractor base and inspection relationships are concentrated in South Florida, and that local knowledge is a large part of what keeps a schedule intact.

How is the budget controlled once construction starts?

Through the contract written before it starts. Scope definition, allowance structure and change-order language decide whether a budget holds, far more than site-stage cost cutting does. Pricing is tested against the drawings rather than accepted from a subcontractor at face value.
